ive recently completed my IVA and its due to come off my credit file october this year, do you know any morgtage lenders out there that would accept with a 15-20% CASH deposit?

As soon as your credit files are clear of your iva and defaults you should be ok to seek help. Ryan and/or Shaun are both good places to start as they have helped a number of forum members gain mortgages

There is definitely hope once you have your certificate and all your credit files are clean. Make sure you use a broker who understands how to deal with this type of application.
