Hi, my husband signed an IVA over 10 years ago, so has been completely out of it for over 4 years with good credit since! We are trying to purchase our first house together and didn't realise it would be an issue because of the amount of time he had been signed off for! We are a bit worried to carry on with the mortgage in principal we have been offered if we are later going to be declined in the underwriting stage as we don't want to waste money on survays if this is the case! Is there any way of finding out directly if this would be the case before we get to these stages?
I would get the advice of mortgage experts who deal with applications from people with past debt issues. The forum has two such experts in Ryan and Shaun. Their contact details can be found under the ask the experts tab or under the members button.
I can personally vouch fir Ryan who has gained me two mortgages since our iva finished and has helped many other forum members.

The reason Ryan is asking, and it appears that you suspect this from your post, is that there are lenders who will provide a mortgage in principle only to decline an application at a later stage. It's better to be clear about whether you are likely to fit their criteria before you proceed.
