Hi there. I currently have a mortgage with Halifax. I am about to re-marry and would love to buy a property with my new partner. If I sold my house I would make around £30,000 and my partner has around £30,000 following the sale of his property. I am currently in the process of settling my IVA after having an offer accepted by creditors. I would like to know the likelihood or options available to get another mortgage. My partner has a great credit rating, it's just myself causing the problems following the IVA. We would be looking to borrow £130,000 with £60,000 deposit (total £190,000 purchase price). I'd be happy to put solely in his name however we'd need my income taken into consideration. We both earn £21,500. It's really stressing me out worrying that I'm stopping him getting back on the property ladder thanks to me.
I would wait until your IVA is settled and have the completion certificate, then I would contact one of the mortgage experts on here. I am sure Ryan would be able to advise you. He has been successful in obtaining mortgages of other people who have completed their IVA's.
I, too, would wait until you have your completion certificate before doing anything. But, in the meantime, you can start paving the way by having a chat with Ryan and/ or Shaun. Their details can be found by following this link and scrolling down the page to the Experts Details Section:
It would most definitely be better to wait until your IVA has been formally closed and unfortunately it wouldn't be viable to make an application in your partner's sole name if your income needs to be taken into account. When did your IVA commence?
