we were in same boat .couldnt get a mortgage but had equity in house .got two quotes from lenders to confirm this and a valuation of property .had a meeting of creditors ans extended iva for another 12 months .in the end this was cheaper than remortgaging with all the costs associated with this i .e valuation /solicitors fees/ arrangement fees etc plus interest on new mortgage over the term of the new loan .as we had only 5 years left on mortage

I think ours is pretty much the same - we have about 7 years to go on ours. No way will we be able to remortgage.
