The money will be coming from friend of mine or could from my family if that is necessary. Thank you

Initially I would try to get them by phone, tell them what you intend and ask what they require. Creditfix are difficult to advise on as they tend to do everything their own way and are not always consistent.
My opinions are merely that .. opinions based on experience. Always seek professional advice.

Your remaining sum, plus 12 months extra in lieu of equity (if this applies to you) could be the sum you offer or you could try for a little less. You will need to let CF know that you wish to make a full and final offer, where the money will be coming from and that it is only available for that offer and will be withdrawn if not accepted. Your donor will have to write and tell them about the offer and show proof of where the money is coming from (bank statements to check out for money laundering). Bear in mind that CF will add fees and are notoriously bad at communication at the moment. It will take a couple of months to set up so you will have paid a bit more off.
