I’m self employed and have own 3 property one is commercial & one I live & one let
I have £63000 debt , credit card / personal loan
My SA302 shows £22k a year includes devidant
What are my option for Iva as I don’t want to lose my properties.

You would need to run it past a few companies to see what their take on it is. Owning more than one property wouldn't be a bar but may result in complicated amendments to any proposal.
Last Payment made 04/12/14. Completion Certificate 25/7/15. IVA company GT. No Issues

I agree with Merlin. Choose an IP with experience with the self employed and will look at your case as an individual -- avoid the "IVA factories" as they are unlikely to take into account your unusual circumstances.
My opinions are merely that .. opinions based on experience. Always seek professional advice.

I can't really advise based on the limited information you have posted - best to speak to someone to get advice on all your options and see if an IVA would be suitable for you.
