Hello, myself and my partner are looking to get a property (yay). we have a £45k deposit.

He finished his IVA (got his cert) in October 2019, and started it in 2014. A Specialist broker who I have told upfront about our situation including the IVA has found us a lender with the below terms (yes I know its high but we can afford it).



Seems almost too good to be true as we only need a 15% deposit. I am not sure of who the lender is as to protect their business they wont tell me. We have been mucked about by many a lender so anyone who can provide me reassurance that there are lenders out there who will do this would be great!!! Ive been trying to work out who the lender is so I can check their criteria - is their criteria also accurate? he said he spoke to the lender direct so dont see what merit would be in lying as he wouldnt get paid.

There are lenders who will definitely help, but I think you can get a much better rate than this.
We have helped numerous members of this forum obtain mortgages after their IVA's, and a lot of them with lower rates than this.
Happy to look at other options for you with no up front charge.

The only problem is we can only really afford a 15% deposit and need to go up to £300k because of where we live. And have been told it’s difficult because of him being discharged “so recent”. I also don’t have the best credit but that’s because of volume of debt but will be clearing some of that with sale of my
Property.
