This is not strictly an IVA question but I have so appreciated the wisdom of Foggy, Kallis and co whilst going through our IVA journey and thought I'd vent here .... We have tried so hard to do everything right, pay back as much as possible, build up our credit etc. We are now able to downsize and hopefully save a little money at the same time. Zebra have been brilliant at getting us a good deal and everything was looking good. We are however buying a rural property - the valuer from H came out and still everything was fine and looked finalised. At the last minute the solicitor has said that he has to inform our lender about septic tank and private water supply which may affect their valuation. They have now instructed the solicitor to put it on hold while they liase with their valuer. We were about to exchange contracts with a long chain waiting for us - I really just feel like crying. We were perhaps naive about this having only sold 2 properties - I wondered if anyone had any idea of what the outcome might be?

In rural areas septic tanks and private supplies are not usually an issue, but there might be a delay while further questions are answered: They will need to know that the supplies have the correct agreements in place to ensure that you cannot be 'cut off' on a whim and will want to ensure that the septic tank is emptied regularly (and recently) and that it is sound and conforms to regulations. As with most things in conveyancing, there is probably a fall back with a relevant insurance policy.

I have a family member just going through similar situation re septic tank and after a short delay of three weeks they have signed, exchanged and have a moving date - don't give up hope.

Glad Ryan and the team at Zebra have been able to help you in this.
