Hello there.
We complete our Iva after 6 years in January 2022
What our the chances of us been able to sell our property and maybe look for a small mortgage of 50k. I’m confused as to should I stay with Santander mortgage or just find a mortgage broker to save any upset or stress if we decide to move house and relocate
Please could you help.

I would personally suggest you speak to a mortgage broker who has experience of supporting people with bad credit records.
The forum has two such brokers who have supported many members over the years, Ryan and Shaun.

Sorry to say it, but Santander will not consider lending to you if you have ever been in an IVA, so trying to stay with them is not an option.
There are other lenders who will though, you could even do this now, sell, clear the IVA and move.

If you complete the IVA first, do make sure that they lift any restriction on the property, as, if not done, it can come back to bite you during a sale.

I would echo that an experienced broker, such as Shaun and Ryan can be worth their weight in gold after an IVA.
My opinions are merely that .. opinions based on experience. Always seek professional advice.
