It is possible, but not advisable. IF the sale completed before the certificate was issued the proceeds could be drawn into the IVA. Also, as Luluj mentions the restiction on the title would also frighten off any prospective purchasers.

They cannot cancel if you are complying with the clause -- i.e. she IS looking. I would argue that the original clause in that she must find work is unreasonable. What exactly does the clause say ? If you have agreed that she would look for work -- and she is looking -- you have complied. They cannot change the rules part way through. You will, however, have to at least keep them in the picture.

It would depend on your mortgage company but is unlikely. Even after the 6th anniversary some lenders are reluctant to lend for a while.
