Thanks foggy. So each month that they delay and I continue paying extra into the 6th year they still get the agreed equity release money too?!! surely that encourages them to keep delaying! They might get an extra 3-6 months payments AND the equity release!!! I might as well just pay the extension ...

I would say that if the money is used for it's intended purpose -- ie repair & replacement, it is not a windfall. However, you IP might have other ideas and you should run it past him or her first.

As Lisa says, the deed you have hold of is probably the one that assigns the insurance benefits to the mortgage lender in the event of a claim. But, as I say, there might have been an element of PPI charged.
