Agree with Foggy. Best to get a credit report for yourself as well to see what, if anything, is showing on there. We'd be happy to take a look at it for you.

As Foggy says a DMP can have a much longer term adverse effect on mortgage ability as the defaults can be registered at anytime whereas with the IVA the defaults should all have the IVA start date recorded against them.

Yes you can. We have access to High Street Lenders who will look to lend to you now - at normal interest rates, with normal deposits, etc and even under the help to buy scheme.

Hi Adam, Feel free to contact us to discuss your situation. You would probably have to clear your IVA as part of the process to be able to obtain a Mortgage and you'd require a large deposit (around 30%) to purchase a property - schemes such as Shared ownership may not be an option unfortunately unt...

We have access to High Street Lenders who will look to lend under the Help to Buy once your Completion certificate has been issued. Feel free to contact us now though so that we can get everything in place for then so that we can get an Agreement for you as soon as possible.

With a good deposit, possibly the 30% that you mention, it may be possible - we have access to Specialist Lenders who will consider lending following early settlement of an IVA.

Cookie,

We are a Specialist Broker but we would be looking to obtain a Mortgage for you with a High Street Lender - you wouldn't be looking at higher interest rates you would be looking at very good 'High Street' interest rates.

Most Lenders have the ability to see things a lot further back than 6 years - as I said there are Lenders willing to lend now so it's not something that you need to hide.

Most Lenders will ask if you have been in an IVA in the last 6 years so you would have to say yes to that?

Hi Cookie,

If you are asked the question then you would have to answer truthfully as if you didn't and the Lender found out there could well be issues further down the line. We have access to High Street Lenders who will look to lend to you normally now though so feel free to contact us.
