As both Kallis and Foggy have said a default will show on the reports for 6 years from the start date (which should be the same as the IVA start date) and as far as Lenders are concerned it doesn't make much difference if it's marked as settled or not they will pretty much all treat it the same way.

From your dates it should have fallen off yesterday - best to check all 3 reports individually though just to make sure. Things like Checkmyfile aren't very good as they only have access to limited information.

Agree with Foggy. Definitely don't feel pressured into doing something that you don't feel is in your best interest. As has been said a secured loan is very different to a re-mortgage.
