From your dates it should have fallen off yesterday - best to check all 3 reports individually though just to make sure. Things like Checkmyfile aren't very good as they only have access to limited information.

Agree with Foggy. Definitely don't feel pressured into doing something that you don't feel is in your best interest. As has been said a secured loan is very different to a re-mortgage.

There are lots of factors that come into play but we have certainly managed to arrange Mortgages for Clients 6 years after the start of an IVA with High Street Lenders.

Hi Steve,

If the IVA began over 6 years ago the bigger issue may be the fact the builders have owned it for less than 6 months, unless it was part exchanged? Also most Lenders take the 6 months from the date they appear as Owners of the property on the Land Registry.

If you have a good relationship with a Bank then that may be a good start or alternatively others prefer to use a Building Society as they are essentially 'owned' by their Members.

Hi Julie,

As Foggy says it is impossible to know who may be looking to lend in 5 1/2 years time. There are very few Lenders currently who will look to lend straight after an IVA hopefully there may be more in the future.

On the re-mortgage front we can look to re-mortgage you to a High Street Lender once your Completion certificate has been issued - be that normally 6 years after the IVA began or possibly 7 in your case.

No need to wait additional years after.

As Foggy says how far down the Mortgage route have you actually got? Some Lenders don't actually do a credit search when they issue an Agreement in principle so it actually doesn't mean that much as once they do a search and find the IVA they won't lend.
