Might be best to sell house first and use proceeds to do a deal with creditors. You might not need an IVA.

However if you want to keep your property and stay on the property ladder you may want to chat to an IP about the possibility of a contributions based IVA.

If you have enough equity to pay creditors off in full form the sale of property then you may be able to convince creditors to allow you sufficient time to do that and avoid them taking action against you, potentially avoiding the need for an IVA.
