You need to tell the local estate agent a few porkies ... but bear in mind they might go in high, thinking you are going to put the property on the market with them. If you are close to the de minimis trigger it might be worth shelling out £100 or so for a paid for, realistic, valuation in case it will save the 12 months extension kicking in. Some firms, such as McCambridge Duffy, will actually allow for this and cover the cost.

I contacted 3 local estate agents and said i was thinking selling my property. I obtained free valuations from them and whilst they were looking around my home i just asked for a fast sale price cos didnt wanna be stuck here forever

I managed a free one - said I may have to relocate due to work and had no problem
