When should an RX1 be removed? My completion certificate is dated 27/09/16. A search showed the RX1 is still lodged against our property.

The restriction is usually removed the same time as the certificate is issued. Speak to your previous IP and ask them to try again and have the restriction removed. It does happen sometimes that it is left there but it is easy to have taken off.

As Michael says, it should go shortly after the completion certificate is issued, but can sometimes be forgotten, or the paperwork can be missed at Land Registry -- your former IP should be able to get this sorted without issue.

It does seem to be happening more and more often unfortunately but as Michael says it's very straightforward for your IP to get it removed.

Best of luck in getting things sorted quickly.

Get in touch with the IP and get them to remove it.

The RX1 is still registered in the name of Melanie Giles (I've done a title search), but I ended up with Creditfix. Who will be able to remove this?

Creditfix should be able to remove this as they bought her book so you need to speak with them. If there is a problem you could always try Melanie and see if she can help.
