Mortgage offer after IVA (within 6 years)

I have reserved a new build house that is due to be ready Jan-Mar 2023 and am due to finish paying my IVA in July this year but it doesn't disappear from my credit report until September. I thought that we would be able to arrange a mortgage in September through a specialist broker, however I've just learned from the developer that the 'mortgage trigger date' is at the end of July. Can anyone advise me as to whether this will be a problem? Are there lenders who will offer a mortgage to someone who has finished their IVA but it isn't yet 6 years from the start date? If we do get an offer in July, I guess we can get another better one in September or closer to the time we actually need it. But will it be possible to get any offer in July with the IVA still on our credit reports?

It is not impossible, but best left to those who know what they are talking about. Fully support Foggy's suggestive route. We used Ryan and his team and they have been excellent in identifying the right mortgage products for us over the years since our iva concluded
