Probably not the right place to be asking for advice on this but someone might know the answer...
I rent my house and is unfurnished other than the washing machine which belongs to the landlord. Its now not spinning after a wash so i would wondering if it was me who was resposible for its repair or my Landlord? I appreciate if its something i have done then i will be liable but other than that any ideas?

Hi tryingtogethelp, Is the washing machine included on the inventory, is it a built in appliance? If it was left as good will then you might be liable to fix. If it is on the inventory or is integrated then in my opinion the landlord should be liable to repair. A difficult one.

Hi well I would say that it should be repaired by the Landlord as it is considered to be part of the property. Do you let through an agent or is it a private arrangement?

Its a private agreement although we have signed an Assured Shorthold Tenancy agreement but cant find anything in there about things like this.

Methinks its the landlords problem. Do you have a good relationship with him/her?? Give them a call and find out for sure.

I still think it should be the landlord who repairs this if it is on the inventory, how do you get on with them. i think you should test the water and give them a ring about it, nothing ventured nothing gained.

It is definately the landlord's problem, and if you are forced to have it repaired at your own expense you can always deduct this from next month's rent.

I would hate to think what his reaction would be if we deducted from the rent!
He works as a teacher overseas so will see what his reponse to my email is.
