I have been renting a house from my sister for 3 years now and I am into a year and a half of my IVA. I would like to rent another house but the only way seems to be to rent privately, there are not many choices of property by doing it this way. I would ideally like to register with an Estate Agent but not sure how I stand if in an IVA?

Phone a couple of agents anonymously and see what their stance is on IVAs.

Some landlords are fine with this.

The only way we can rent was to pay 6 months rent up front - even three years into our IVA we have to put our rent money into an account each month and then pay the letting agent the whole six months up front ! We were lucky in as far as we sold our house just as the IVA kicked in and we were allowed the six months rent up front to help us as part of the IVA approval.

I'm pretty sure letting agents run credit checks. Fortunately, we started renting our house long before we ever entered into an IVA.

I certainly wouldn't fancy trying to rent another place now that I am in an IVA.

Is there any reason why you want to move from this house? Could you not stay there until the IVA is completed?

A letting agent would ask for 'Guarantaurs'. You could always go thru a private landlord, who may just ask for proof of employment and evidence of paying your existing landlord for the term of your existing tenancy. Some landlords do not ask for anything, if they like the look of you they will go with their gut feeling! Remember a lot of landlords are in IVA's themselves.
