Hi I have been told to get valuation on my house, do i have to use estate agent or can I use company from local press who will give me quick sale price?

You can use who you like and any costs should be met by the IVA. That is how we work anyway.

It may be better to get independent valuation - that's what I will be doing shortly as you can ask for a forced sale basis and can be 10-15% less than the market valuation. Local estate agents tend to overvalue.

As Michael says, the costs can be met by the IVA. Think £100-£150 is the going rate where I live for a valuation. Getting it done this way might make the difference between ending after 5 or having to extend for another 12 months - particularly when your amount of equity is around 15%.

Before you engage a surveyor check with your IP if the fee can be deducted from your next payment. Not all firms are as forward thing or client focused as Michaels.

And just to re-iterate - you want a QUICK or FORCED sale price.

A normal valuation is often based on aiming a bit high then letting people knock you down.

could you use zoopla for valuation?

Some IP's will accept zoopla. However, you could be doing yourself a diservice as zoopla assumes the house is in good order ( which after 5 years of little or no maintenance, might not be the case ). It also averages out house prices in a given region. Finally, it will not give a forced sale valuation and you could find you end up with equity on paper that doesn't actually exist.
