Hi,
Just to top my day off I have just obtained a copy of my title from the land registry (cost £3)
And to my utter disappointment I find my IP still has a restriction logged on my property!!!
(Our Completion certificate was received March 2015, 5 months ago!)
I will have to ring them tomorrow but has anyone else experienced this? & how long does it take to remove?
I am annoyed as I asked IP
Back in March if it has been removed and they said yes!
Super peeved off today!!....sorry for my rant, just feel like it's a constant battle all the time.

It should be off by now - speak to your IP and tell them to remove it.

Frustrating that it is still on there after yhis time.
Talk to your IVA firm and ask them to re-send the removal request.
It may be that they did do it but the land registry has not received it or acted.
Hopefully it can be resolved quickly for you.

I have spoke to IP and they have advised that they will do the RX4 form today and the land registry should receive it within a week. I have asked them to email me a copy of the RX4 when completed.

Just to rub it in I would ask them for a written explanation of a) why they told you it had been done when it hadn't and b) why its taken them so long to do it....!

just out of interest how is the restriction on the land registry title worded?

It is worded in section b of the propiertorship register that there is a restriction dated (date restriction applied)
No disposition of the registered estate can be made without the written consent signed by (full name and address of IP)

I had the same problem, but only noticed during the sale of my house.
This was further exacerbated as the named ip is the only one that can lift the restriction and he is no longer an ip!
The iva company did issue an rx4 to lift the restriction to which the named ip had 15 days to dispute. Once the 15 days was up the land registry removed the restriction.
