I'm just in the process in trying to find an Estate Agents that will carry out a Forced Sale Valuation on my house.

I've rang two local ones so far. 1st one doesn't do them and second one wants £99 plus vat

What have other members been charged for theirs.

Also would CF take the hit for the valuation

Some firms, such as McCambridge Duffy do pay for the valuation on the grounds that it is a requirement of the arrangement and, as such, should be funded by the arrangement, but most don't.

£99 is a good fee for an independent valuation.

Oh -- and although you WANT a forced sale valuation, do not describe it as such anywhere. The valuation for the IVA is supposed to be the open market valuation. To get the reduced figure tell the valuer you want a quick sale.

Just spoke to a third estate agent and they said £75 plus vat.

Should I be misleading the estate agents as if I'm going to sell my house without saying forced sale and just saying quick sale so I get it valued for free. Bit confused now.

I told the estate agent that I would probably be moving and they were fine with that and didn't charge anything and then when they phoned to ask what I was doing I just said that circumstances had changed and I would be staying put.

Just said that I would be moving but as we had a lot of equity in the house it was academic.

I'm borderline. Forced sale would take me under threshold and market could be just over.

I've recently been asked by my IP for a valuation (after submitting a F&F) and struggled to get a free valuation in writing. My IP then suggested I use purple bricks online as they will value and email the figure to me. Someone is viewing my property on Saturday so hopefully it'll work.

I got 3 valuations and didn't pay for any of them. Out of the 4 agents I contacted only 1 wanted a fee. Must admit though that I did tell them I wanted a forced sale valuation but I suppose quick sale is the same thing. The property market is slowing at the moment so make sure you're happy with the valuation before you send it off and point out any works that need doing to your home (all helps to get the price down).

The important thing is that they do not include the term "Forced sale" in the written valuation you pass to the IP.

We made out we wanted to sell the house and wanted a free no obligation quote.

I think there is a section on right move to get agents to contact you. When you get your quote and they ask if you want to proceed, just tell them that you have changed your mind.

Hi, I paid £120 for a proper valuation which IVA firm incorporated into IVA costs. In fact, the valuer bilked the IVA firm in the end so the cost was not upfront. Well worth it for me as the valuation was a close call and saved me another year of payments,
