I have been asked to attempt to remortgage for the remaining £17k as I've paid up my 5 yrs, however there's no chance of it being approved! How have others overcome this? Are there charges involved? Can it be done online? Thanks in advance

Some IP's will not accept online refusals ( by way of a screen shot) others will. Most people simply approach current lender and a couple of others until they get the required written evidence of refusal. Ask your IP what they will accept.
I assume you have gone through the valuation exercise to ascertain if there is, indeed, that amount of equity to be had.

That's what I did - got refusal from my mortgage provider and my secured loan company and it was all done free of charge and I just sent the letters off.

I've never done it - I would speak to your own mortgage company in the first place.

I am sure Ryan / Shaun will advise and may possibly be able to provide a letter confirming a no go. You never know they may have a solution as our expert mortgage brokers on the forum

I'd suggest, if you are keen to evidence that a re-mortgage is not possible, that you ask your IP what they require as their requirements do vary from firm to firm. At least then you will know and you can decide how to approach it from there.

Good advice from Shaun --- at least one IP (I know not from which firm) realistically accepts that a remortgage is just not going to happen and leaves it at that.

I agree with Shaun you need to ask your IP what it is they need to satisfy themselves that the remortgage is possible - once you know that you can begin work on getting it for them.
