Mortgage advice

Hi
I completed my IVA in Jan 2020 and it has now dropped off my credit files, it still shows on IIR I am aware it will stay there for 3 months.
My partner and I would like to buy a home together . My partners credit score is excellent mine is fair . We have 160k deposit from the sale of partners home . The house we would like to buy is 320k would we be able to get a mortgage at a decent rate ? Our combined earnings are 55k
My partner and I spoke to a broker who has come back with a MIP from a lender that doesn’t accept IVA s past or present ! We were not initially asked specifically about Iva s but it is clearly on the application form Obviously we won’t be continuing with this

Both Ryan and Shaun are whole of market brokers with a lot of experience with adverse credit. They have both helped many forum members get mortgages and well worth a chat.

Hi Emma. Congratulations on completing your IVA. Don't worry too much about the ratings the credit reference agencies give you - they are only their assessments and lenders all have their own assessment methods. All else being equal there's certainly a very good chance of you obtaining a really competitive deal and we've achieved this for many of our clients. The key to success is in preparing an application BEFORE it's presented to a lender, not just applying randomly as it sounds as if your existing broker has done. To be fair it is an area of specialism which not all brokers have.

Hi Emma,
I am sure you will be able to do this, but there will be much better rates available to you once the IVA is off the register.
You need to ensure all 3 credit reference agencies are clear, and all old Defaults have been removed also.
An experienced Mortgage broker who specialises in dealing with IVA's will be able to help you with this.
