I have 4 more years left to go on my IVA (debt of 8K with 120 per month payments).

My landlord is selling the flat I'm in, so I need to find somewhere to live.

Just how impossible is this going to be?

The frustrating thing is that I have money! I earn 36K a year and have 6K in savings (this will either be paid into my IVa or used for housing as my IP said to wait for costs first).

I'm looking for places around 650-900pcm. I am moving with another person.

I can also get a guarantor.

I'm just afraid that I'm going to have nowhere to live in a few months.

Does anyone have any positive experiences with renting through letting agents? Everything I read online are horror stories about people being rejected everywhere and having nowhere to live.

My IVA has been great so far and pulled me out of some very anxious times during the pandemic. However, I'm incredibly scared for my future now.

Any advice/personal stories would be great!

There have been plenty of successful rental applications between forum members. Usually a guarantor is a bonus, as will be the ability to pay more rent in advance and / or a larger security deposit. It is always best to discuss the IVA with the agent before getting too far along the process and incurring search fees and the like.

You will, no doubt, also have a glowing reference from your outgoing landlord.

We had one forum member rent through agents -- failed the credit check (as expected) and the agent spoke to the landlord to discuss the IVA ... it turned out that the landlord had, at one time, been in a IVA himself and he ws happy to proceed with the rental.
