I am struggling to keep up with my payments i have just sent off my monthly expendature and it orks out £-18 I also find it hard if not impossible to find landlords that will take me on with an Iva

I am assuming that you are already in an IVA? Does the minus £18 figure include or exclude your IVA monthly contribution?
On the landlord's subject - try a private landlord who may not be so fussy about credit checking.
