i had a meeting at the CAB today about my BR forms, the guy was realy nice and helpful and wanted to try and put another iva proposal together, however going through it all he realised like us BR was the best route, i asked about housing and he advised i get my application into the council, there is a 12 year waiting list for my area, so i enquired about private renting with a few letting agencies, they want a deposit plus 6 months rent in advance( iwas honest about the br) and then after the 6 months they would want another further 6 months in advance is this right? can they do this, i said i may have been discharged by then so they said it would have to be put before their legal team.
this would mean i would have to find £5k just to rent, the council weren't very hopeful that i would get this area even though the kids schools are here, they also said if it went to the homeless section they may not even help if it was seen that we had put ourselves in this situation, i was on a high yesterday and feel lower than ever today.

It will depend on the landlord.
Part of the reason is the law relating to short term tenancy agreements and the fact that a landlord will not be able to evict you without 3 months notice etc.
If you have not been made bankrupt..... honesty might not be the best policy ??? If you have the opportunity to demonstrate you will pay on time and look after the property then a private landlord may be OK with a months deposit.
Try going direct rather than with agency ..... local papers etc ??

thanks storm my hubby and i are sitting here saying the same thing i was just being honest with them, as i believe they do credit checks now, going through the papers seems the only and best route for us at the minute

A lot of agencies do credit check because they guarantee the landlord the rent.
Direct landlords are less likely to credit check.

Its a bit more hit and miss but there are enough landlords out there who don't like letting agencies and are unwilling to pay their fees as it cuts the rental income.
As storm says you are then more likely to get a deal done on a face to face basis than on credit checks and the like, and you can explain to the Landlord that even if you go BR that it will have no effect at all on your ability to pay the rent. A lot of them don't seem to realise this, but as they will be notified by the OR it's probably a good idea to square it with them first.
There is also usually a bankruptcy clause in a standard tenancy agreement, but it's really only there to make it easier for the Landlord to boot you out if you are behind with the rent. Otherwise they would be mad to do this, so it rarely happens.
There is even a new government scheme coming in (if it isn't already) which bonds your deposit, so even that is a lot safer then it was.

scaredkez, I found my rental in the local newspapers. I also used the supermarket boards, Tesco and Sainsburys, but these tend to fly off the wall.
Keep trying scaredkez, treat it as you would a job. I did. I'll admit it had it's down moments,talking to landlords etc, just to be told no, or a redicules deposit,etc. Hang in there,something will turn up.
I wish you success.

As Storm rightly states you can be TOO honest in life.
Now is the time to look after yourself and private rented is the way forward for you.So long as you can put down the one/two moths deposit then you should have no problem renting.
Steer clear of agencies.

scaredkez, I signed my rental lease today. They didn't charge me several months rent either. It is difficult, but it can be done. It's alot smaller than my house, but it does have a utility room. I have this *thang*(smile) about doing laundry around food preparation.
No ensuite though and no garage. However, I nor my hubby can complain. It's a two bedroom in a not to bad part of town either. AND it's a lot less expensive than the mortgage by several hundreds of pounds.
My youngest is off to university this fall. She is in a state of shock. WHY? She does not have her own bathroom. I said,'' Look here young lady, we are doing the best we can with what we got. Pardon the inconvenience; and alot of people do with alot less.''
She gave me *that* look and apologised. I then gave her a pink warrior's helmet. She will find use for it at university. Ha!
Hang in there. YOU will find a place to call home believe me. If there is a will,there is a relative believeing s/he should have benefited more. Ha!
Seriously, it will work out. Perserverence is the key.
