Hi, I completed my IVA in Feb 2012, I checked all my credit files (Experian\Equifax\Noodle) and my IVA does not appear on any of them, I have been renting a house for the past 12 months, and would now look to buy a house I have a 10% deposit. My question is can I go to a normal high street lender of do I need to use a specialised financial advisor, also do I need to declare my IVA?

Persoanlly I would use a specialist broker such as Shaun Vickery from Select who posts here or Ryan who also posts. A specialist would know which High Street lenders to avoid and which to try and it sounds like you may actually qualify from what I have seen on here before. Best of luck with the application.

I agree that a specialist broker is the safer way forward -- lenders have differing views regarding those who have been in an IVA and, if asked, you would need to declare it. Any searches on record will start to raise red flags, so you need to keep these to a minimum.

Search on here for nationwide as I'm certain someone posted to say they only ask if you've entered an IVA in the last 6 years (as opposed to "ever").

Best to start the right way on this, than to not tell the truth.
There are lenders who will consider your application even though you may of had issues in the past.
Use a specialist broker who knows how best to place your application.

Shaun Vickery and Select are based in Chester but cover the whole of the UK. More North West than North East but I am sure they will be able to help.

Based on what you say there is a good chance of you obtaining a mortgage, subject to fulfilling other criteria. There's no real need for you to deal with a broker in your area, most are set up to advise by telephone.
