How am i able to rent when I cant pass the credit referencing checks? I need to sell house and rent.

You need to find a landlord who does not credit check or who has no problem in taking on tenants with poor credit ratings. Most letting agencies have a few landlords like this on their books

Hello,

IVA will appear as a default on your credit record for 6 years from the date of approval so you need to find a landlord who does not credit check. However, once the IVA has been successfully concluded, it should be wiped clean from your record after another year.

Hi SLT... I have just had to move due to my tenancy being up. I was upfront with the estate agent I went through, and told them of my financial difficulties and because of this they were fine with me renting from them. I move next Friday!

Hi all, many thanks for the advice, I have been told by all letting agents here that I am not considered eligible for lettings as I am considered a major risk! All seems very unfair to me, dont want to sell my house as it was an acheivement of mine 6 years ago, still needs must I guess. I have 2 small children and no family around, any ideas??

Hi SLT

I had the same problem as I needed to move in order to clear things up including the IVA.

Basically, I was up frnt with the lettings agency and they told me that we had to pay a deposit and make a six month deposit for the rent which we did.

We were able to do this by using the equity on the house.

I suggest that you get the house valued and see what you can put as a deposit.

There are ways around the problem so do not give up and do come back with some more info so we can help.

Good advice from Ray. This is a problem which many people face after going bankrupt and having to lose their house. This is usually resolved by paying more months in advance (sometimes as much as 6) which as Ray says can sometimes be funded from some of the proceeds from the house sale.
