Well..it's going to be a tense 24 hours by the looks of things. The letting agent has been in touch and said she has told the landlord everything and she is going to think about it and make a decision tomorrow! If its a no, we are back to the drawing board and have to PANIC!! [:(]
Really not sure which way its going to go..we were the first to view this property so she might decide to leave it and see if she can get someone without 'baggage'. On the other hand, she might have actually liked us and our honesty and give us a chance to prove ourselves!
Please keep your fingers crossed for the latter for me!!

You don't have baggage vimto - you've been upfront and you are addressing your debts. I do wish landlords could see this.

I have everything crossed for you.

And, unlike many solvent applicants, you have a strict budget worked out with the rent ringfenced in it.
My opinions are merely that .. opinions based on experience. Always seek professional advice.

Well..just had the phone call. Seems like the landlady is willing to take a risk on us although having taken advice from their internal legal team the letting agent has said that my mom will need to go on the tenancy agreement with us to get the score up and hopefully get us through it. The landlady has also said she would want an extra £135 for the first month to cover extra insurance she'd need to take out?
Just asked my mom and she's happy to do it so it looks like we may have found ourselves a home!! Scary times!! x

I have no idea plastic, I did question it as thought it might be just her asking for extra cash off us but the letting agent said its some form of insurance?! Thing is as much as we don't agree with it or even believe there is such a thing, we don't really have much choice! It's that or panic to try and find something within the next few days to coincide with the house sale completing! :-s x

I've just done a bit of a search Plastic and there's a 'rent guarantee' insurance so I guess it could be that especially if she knows we're in an IVA?
