also may someone answer this if i sell my house due to relationship breakdown besides what we still owe in the iva which is two years what will they take out of equity even tho there wont be much would we get anything to start again as will have nothing

Obviously the mortgage and any other secured loan would be paid off first. It may be possible to keep some money back as a deposit for rent on a new place, but you do need to speak to your IP about this.
