Hi Vimto, I've not been around much lately and am only just catching up on this. I rent too and your landlord must give you two months notice - it doesn't matter what the tenancy agreement does or does not say as a contract will illegal clauses doesn't stand up in court!

My next advice is a bit unorthodox and not very honorable but needs must and in your situation it is what I would need to do!! If you have definitely decided you want to move, withhold the rent to the value of your deposit and use these savings for a deposit on the new place. the landlady can then recoup the money from your deposit which you forfeited. I would probably tell the agents my plan so as to minimise the shock/inconvenience to other parties.

Hi all..latest update is I'm feeling a bit more positive..for now!
Nothing has really changed on the house front..the landlady has still vanished on holiday by the looks of it, the shower is still faulty and we still want to leave.
We viewed a house on Friday evening and in a weird twist of fate, turns out the landlord himself was in an IVA years ago so was quite sympathetic to our situation. Still keeping our eyes and ears open for other properties becoming available so I guess only time will tell for now..

Yeah, it was quite nice Niobe.
It was smaller than we have now but a better finish and a garden with grass which is all my little boy wants!
The agent is hopefully ringing me today to let us know whether he'd be happy for us to go for it or whether he still wants the other 4 people who are booked to view see it and then make a decision..guess for now it's out of our hands!

Thanks all..spoke to the agent and the landlord wants to let the other people view first..so isnt looking good. I'm pretty confident that if any of them like it he'll be more inclined to go with someone who has a 'perfect' credit history!

Not good but try to stay positive until you know which is easier said than done I do realise.
IVA final payment left the bank on the 26th January 2013...looking forward to a debt free future.

Oscar! (and all others interested)..I have (touch wood) good news at last!
The landlord of the house we viewed last week let the other 4 people view but has decided he would like us to have the house [:D]
So, pending credit checks (lol) and agreement of date etc it looks like we have found ourselves a new home and should be in there a few weeks before christmas!!
Actually can't wait for our current landlady to return from her holidays to break the news to her that we have been showerless for almost two weeks and that she'll be receiving our 4 weeks notice very shortly!!

I'm trying not to get too excited until it's officially all sorted but...YAYYYYYYYYYYYYYY!!! [:D] x
