after our IP's online valuation we had £5131 equity in our house so therefore had to pay another year. We paid a local estate agent to value the place, told them the figure we wanted and why, and we got a slightly lower (but still realistic) valuation, which, when an average of the 2 was done, brought us in at under £5k.

£60 well spent as far as Im concerned!

Another update guys.... 2 valuations done, both at under the 5000 equity so fingers crossed, only 5 payments to go

Managed to get three different estate agents valuations and all three within the 5000 equity margin.
Just a quick note to anyone who is yet to go through this process, be honest to the estate agent with your reason for needing a valuation. Out of the 12 or so that i contacted, only 3 of them would come out and do the valuation for free. The rest wanted between 75 - 125 + VAT so i saved myself 200 pound just by shopping around
