I'm not an expert Kiki but sounds good to me. I know HSBC like to have an offer of 40p or higher. At the end of the day, I'm sure they are putting your best offer forward, I'm sure they wouldn't propose it if they thought it would fail. Just make sure you know that you can afford the repayments.
