Hi, we completed by a full and final last year. We got advice from both ryan and other experts. We were told no chance! To 30 per cet after 2 years after completion to 50 per cent straight away ( deposits) it is all based on your individual credit reports/ circumstances so take expert advice from ryan and others. We are going for our this year having saved and been gifted a heftuy deposit . Good luck :)

Is the 30% deposit applicable 2 years have payment completed or 2 years after completion certificate received, obviously with some completion certificates taking 1-2 years to sort out, it could be a wait of 4 years. Plenty of time to save a deposit I suppose.

I got my certiicate in july 2012 . Date of completion june 2012 so june 2014 is the 2 years. For us it will be 30 per cent though our iva will still be on our credit files until 2017 so no chance of a mortgage of less than that until 2017. As we want one now its 50 per cent of the price. Hope that helps. Remember its an individual thing as everyone credit files are different. We are still clearing ours up and the financial ombudsman is involved in 4 our our creditors who refuse to change the credit registers. We won't get that 50 per cent until they mark the entries as satisfied and the right default dates are put on. So its a battle even after your iva. Less stuff on your credit files the better the mortgage chances.
