The OR will generally rely on a drive-by valuation if they feel that yours is not accurate - but if it seems reasonable they will use yours.

Hi, thanks for all the advice. I did get 3 valuations done for my IVA proposal but none would confirm in writing until I gave them instructions to sell!!! Still I'll try a few more tomorrow with the sneaky suggestions posted on here (my, you're a devious lot!!!)[;)]

Ah ha, you've seen the scaffolding!!! This is the 2nd lot of builders in - to fix what the 1st lot didn't!!!! And inside is still a mess!!!! The 1st lot of builders broke more than they fixed!!!!

Hi
We had three estate agents round prior to IVA, one gave us valuation in writing, one verbal valuation and the other refused to say what their valuation was unless we signed the papers there and then! (we obviously didn't)
Interestingly the written valuation matches the asking price of a very similar property which has gone on the market this week at the end of the road, and the verbal valuation was £10,000 more!
It certainly isn't an exact science!
