One of the big reason's for the slowdown is this stupid government - HIPs and stamp duty. HIPs are a totally pointless money making exercise as far as I'm concerned. We actually put the flat on the market sooner than we intended last year just so we wouldn't have the extra expense.

However the biggest problem is the dithering on whether or not to abolish or cut stamp duty. Who is going to buy at the moment if they might be able to save a few grand by waiting? By leaking this, the government has done more damage than anything else.

Skippy, I totally agree about the HIPS - what a waste of time. As for the stamp duty, either they remove or they don't, but don't keep dithering and tell people!

The worst part about HIPs is they are only valid for a certain length of time (I think it's 6 months), not until your house is sold. The combination of that and the stamp duty fiasco - no wonder houses aren't selling.

we will, my sons boss is opening a new restaurant, we and some friends have been invited for the preview night. a bit like the f word
