I have just got a property and all the viewings were on hold and I had got the property I have been upfront and told the letting agents I have got an IVA they weren’t to worried about my CCJ as the court believed me and didn’t go on the company’s side so they weren’t worried and I only £280. I said to him that I had signed up with several Guarantor schemes he said that we would have to check if we do them as I haven’t heard of them. I kept asking him if it would be okay with the landlord ? He said I don’t know possibly he will want a landlords reference and he might want a guarantor however he told me to still fill out the holding deposit form I just thought I would be rejected straight away. I did say to him when I get my compensation money next week that I will settle my debts I mean all I owe is three grand. I just desperately want this property as if we don’t we could be homeless. I am one payment in arrears will this affect my credit rating and should I pay it before they do it. I had a payment break as I was isolating a lot in June. I tested positive for Covid 19 last week and I again had to isolate. I just wondered if I could pass the credit check or not?
Your IVA has already affected your credit rating and this could affect your being accepted for the house. Hopefully the fact that you have been upfront will make a difference. As to your compensation. how much is it and what was it for? Is the 3k your total debt or just what you owe to the IVA. You may find that it gets swallowed up by your creditors.

Member who would pay my deposit and be a Guarantor but I’m not sure if this would be enough for the letting agent / new landlord . So I would be interested to see how you get on
Renting in an IVA varies from case to case. Some letting agents will simply have none of it, whilst others will consider a guarantor / higher deposit / rent up front and / or consult with the landlord. We had one case, not so long ago, where the landlord himself had previously been in an IVA and completely understood the situation and allowed the tenancy to go ahead.
At least in this case you have an agent who is willing to try.
