Hi hosein and welcome to the forum

Is there any reason why you were a party to your sister's mortgage? Did you share the property with her, or have any form of interest in it? Did you ever contribute to the mortgage payments? If not, then I do not think that this will have any affect on your application for an IVA or her equity.
