The IVA will stay on your credit files for 6 years from the start date and will limit your choices for a lender and a reasonable rate. After that, when your credit records are clear you will get access to more lenders and 'normal' rates. I would suggest a chat with a broker experienced in adverse credit applications, as many lenders will still ask about your past and some react better than others!

We have two regular posters: Ryan and Shaun who have both placed mortgages for forum members. Their contact details can be found on their profile pages here:

Well done and echo Foggys suggestion...speak to Ryan and / or Shaun.

I can personally vouch for Ryan ..he has helped us over the last 10 years get back into home ownership and change mortgages to gain better deals.

Thank you.
Then you will need to get your credit reports cleared up, and completion certificate.
It will take 3mths to come off the Insolvency register also, so not be able to buy straight away.
We can help you with all this if you need, as would any good broker with knowledge of IVA's.

Thanks Ryan
I thought it came off straight away 😔 never mind I suppose more time to save a deposit, I am in touch with a company regarding trying to seek a mortgage if that bears no fruit I'll be in touch, thanks for the advice.

Ryan,

Does it make any difference that I paid it off early and got my completion certificate in June 2017?

Cheers James

James, if the certificate was issued in 2017 you should be off the Insolvency Register, but the IVA will still show on your credit report until the end (almost) of April.

That's great thanks Foggy, for some reason I couldn't look it up using my phone, I'm not on it though so fingers crossed I should be OK when it comes off credit report.

Jimmy,
Hope it all works out, but please do make sure the company you are using has a lot of experience dealing with people in your position.
If they get it wrong, it would be difficult for another broker to take over and get it right.
