Letting Agents credit checks

Hi

I am in an IVA and have recently been told I need to move out of my rented house. I did not see this coming at all and thought that I would be able to stay in this property until the completion of my IVA.

I now have to find somewhere else to rent and I am very concerned that my IVA will show up on any credit checks and that I will therefore be unable to get another rented property.

Can anyone put my mind at ease?

It is usually best to be upfront with the letting agencies and advise them of the IVA. Many landlords will not be prejudiced about this, and grateful to you for your honesty.

My mate just got a great flat in London by advertising on Gumtree website.

I wouldnt limit my search just to letting agents!

I believe from what others poster have said if you also go through a private landlord rather than a letting agency they wouldn't usually do a credit check.

Hmmmmmm. I must admit this is NOT what I wanted to hear. Private rentals are very few and far between in the area that I am looking for whichh almost certainly means that I will have to go through an agent.

I am concerned that this will seriously adversely affect my ability to find a new rented house. I don't suppose there is anyway around this?

I must say I am most annoyed that my IVA compnay did not warn me about this. They knew I was in rented accomodation when I went into the IVA but never mentioned this. Is there anyway of getting my name of the public register (which I was also not advised of)?

Hi Ellie,

You wont be able to get your name off the register until 6 years after your IVA has finished. As regards renting you may be able to get someone to be your guarantor, maybe a friend or relative the agents we spoke to were happy with this, when the times comes for us and we are in an IVA. You have to be honest and up front with them. hope this helps.

I'm in the same situation. I've moved about 4 times in the last two years. The only way out i found was to have a guarantor on my rent. Luckily my father was able to.

Some agents won't even do "guaranteed" letting agreements so you are best to ask upfront.

Feels kinda humiliating having to rely on your parents at 31 years of age tho :(

Finger's x'd i can manage to stay in one place for more than 5 minutes lol

Unfortunately I don't have anyone who would be a guarantor. So I am really stuck.

Give some agencies a call an see what they say. You might be lucky, some might also be okay with it or maybe just ask for a larger deposit (not good i know)

Keep looking at those private ads too. Have you tried gumtree.com?

Try and be upfront with the letting agent, i'm sure it would work to your advantage x hope you get things sorted out

I think it is best to be upfront from the begining. If you find out after you have took up tenency then you might be worse off as you may have to find somewhere else to live and foot the bill for moving again.

Be upfront,you may be pleasantly surprised at the outcome.It is a renters market at the moment,landlords have to be less choosy

Andy - I think it depends on the area. We are Landlords in Gloucestershire and rents are rising here due to competition caused by first time buyers being turned down for mortgages.

Ellie May - can you get a reference from your existing Landlord?

Just to point out that even if your name wasnt on the insolvency website your IVA would still show up on your credit checks.

My way there seems to be a glut of rental properties,I wonder if the mortgage hikes will cause many buy to let investors big problems and mean that they will want the property rented out and will be less selective with regard to the renter
