I'm sure it must vary from area to area, we are seeing rentals 10% up on a year ago in our area.

There's absolutely loads of rentals where I am (Reading). Prices have gone up a bit but then this area has always been expensive. I'm paying £775pm for a one bed flat! Nightmare lol.

John's comment re a reference from your current landlord must help to some extent. Let us know how you get on :)

i think andy is definitly right.
there is a huge amount of buy to let properties on the rental market at the moment and i know people who were even able to offer below what the landlord was asking for and got it. its nice for a change for the people who need to save a few pounds a month are able to.

Firstly, thanks all for you help and advise on this.

I will get a glowing reference from my curent landlady as we have a very good relationship and I am only moving out as she need to come back to live in the property herself. I can also provide refereneces from pretty much any and every landlord I have had since I left university if necessary, as despite getting into debt I have never even beem late with rent, let alone missed a month. I am also fortunate enough to have a very good job. I work for a large professional firm and earn a good salary. Its a very secure job and I will get excellent references from my employer also.

So on thinking about it, I am actually the ideal tenant, apart from the one blip of the IVA, and this is how I am going to sell it. I don't feel that the IVA is any reflection on me as a tenant and if anything probably shows that I have been responsible enough to sort myself out financially.

I will let you know how I go.

My that is expensive! [:0] We pay £575pm for a new-build 3 bed semi (double driveway, large garden & 2 bathrooms) in Runcorn [:)]

First of all, I wish you the best of luck. You deserve it for having the courage to take an IVA over other choices.

As a Landlord, I agree, you are THE IDEAL TENANT - someone who honours their obligations.

If however you are approaching a Letting Agent, they will be trying to obtain "Rent Guarantee Insurnce" for their Client. This is the potential problem area - it is easier for the Insurance Company to just say no.

If you are dealing with a Letting Agent, my advice is be upfront with them, offer your references, and, if you can, offer a larger deposit.

We live in a one bed maisonette and an identical one is on Rightmove for £725 a month. The upstairs ones are 2 bed, and they are £850 a month.

It is amazing how much rentals vary across the country. Here in Gloucestershire (Stroud) £575 pcm gets you a two bedroom flat.

Tell me about it! lol. I don't even have a car park space or garden :( I could live a bit further out of town and save about £80 but that would be more than taken in the cost of travelling etc. No win situation, :o(

We've got a garden but no parking or garage, but apparently we live in a 'much sought after tree lined road within walking distance of the River Thames'! I love being near the river - until it comes to getting insurance...

Council Tax is an eye-watering £176 per month though [:0]

plus - you'd have to live in Runcorn [:o)]

I've never been to Runcorn so I can't comment on that! Our council tax is £125 a month...
