The half way point is difficult, but get to the end and it's all over, and worth it, we all make mistakes in the past but the future can be bright, might be different if my mortgage doesn't go through but try to look on the bright side!

It's been a long day waiting for a reply, wondering if everything is ok, it's the waiting game, just wonder how long this process will take.

Good news!! We can have a mortgage and have a couple of pre-approved, just the hard part finding somewhere we want, many thanks to Mike from Ryan's team, very happy get the feeling could take a while but at least we know now it's possible!

Great news on the mortgage front! Can you cast your mind back to your final review and advise which documents were required to enable completion and did you have to complete an income and expenditure form. The reason I'm asking is that you had the same IP as me x

There was a review of my bank statements looking for any extra income but no income/expenditure review as the iva was over.

If I remember correctly it did take a while to complete due to one of my creditors hadn't took the payments when they closed it all I had a refund only a small amount.

On the mortgage with fees it wipes out everything I've saved so going to just look for houses while we save a little more last thing I want is more debt after getting a house other than the house if that makes sense.

Thanks for that antm much appreciated. As far as savings are concerned have you looked at those ISAs where you can save £200 a month and the government give you 25%? It's for first time buyers. My son has just started one. Halifax pay 4% I think. Worth doing if you can save for a year and then if your partner did one as well you could save a tidy amount with a good contribution from the government. X

Yep we have thought of that, the small print states the solicitor has to claim the money back from the govt once funds transferred to the mortgage, this can take up to 8 weeks and add to the completion time, plus tbh we want/need a house this year due to age and paying off before we retire! We are only £2k away which I feel I can do in 3 more pay days if we really try, it's frustrating as other half found our perfect house today! Typical lol!

You could always ask the vendor if they could hold on for 3 months especially as you won't be in a chain. Worth a try x

Spoke to the estate agent today he told us the house we wanted has gone, but we need to be in his "A" list only way to do that is have a mortgage advice session with there connected bank, turns out its countrywide I explained I doubt they could beat the deal Mike at zebra got us, but have agreed to the meeting just to prove a point, also said they would pick up the fee's that makes a massive difference. I doubt they will be any different tbh.

And does any seller know that the estate agent is artificially restricting who may make an offer on their property?
IVA started March 2011, Completed March 2016 and certificate issued 11 days after final payment. It was not always easy but then some of the best decisions aren't.

Sorry your forever house has gone - just go to other agents as you don't want to be tied to their banks.
