Just caught up with this, what fantastic news for you and I will be keeping my fingers crossed!

Although now near the end myself, I am sure it will give such a boost to all those at the start/half way point that there are so many positives and a little determination gets you a long way!

Thanks Pod_moo yep its been great to go through this process and come out the other side.

Normal life whatever that is, is possibly on its way will be nice to have a house and pay my own way, will give me somewhere to retire too.

Hi all, really sorry I'm lousy at updating things since I finished my iva ive tried to live off the internet. Its a bit difficult lol!

I should start with an apology to Mike at Ryans firm, he was a massive support and did loads of work for us but in the end we didn't use his services we did try and want to but something unexpected came up.

So the house, we have one now and we have a high street mortgage I should explain:

The first house fell through the survey that came back was just horrendous looked pretty on the outside but deep down was a money pit, a bit like those girls on towie (bad joke sorry)

We found a second and before we could get things in motion again the seller agreed to sell to someone else even though we had agreed in principle they offered £10k more than us even though we offered the asking price.

So we struggled for a while waiting and looking, it was all about geography it had to be local to my OH work, we looked at some terrible houses with home owners trying to convince us how nice they were but some where truly terrible. We had come to the conclusion the only property we were going to get was a flat we didn't want a flat but it looked like it was our only option.

Out of the blue one of the estate agents called us, they have a house not on the market, 3 bedroom, 1910 build so 2 reception rooms, a garden only snag no driveway and parking isn't great on the street and the location is on the back of an industrial estate. We looked and loved it, it was perfect, some work to do but liveable well within budget at £128k

So we put an offer in, there was one condition from the estate agents if we had a meeting with there mortgage advisor they wouldn't put it on the ads and its ours, I hate these tactics but thought we want this house so 2 hours of my life for a house we want has to be worth it.

We sate down, had all our bank statements, wageslips, passports etc..all ready and I had my IVA completion certificate, before he had chance to speak I got in and told him straight, we have the money showed him my bank statement but didn't want to waste his time as I was 3 years since my IVA completed. He looked stumped I thought great 5 mins we are out of here, he called his boss came back and said no problem, my jaw dropped!! he went through our bank statements made loads of notes, then went to see his boss came back with an offer, he showed me the criteria and the only company which wouldn't offer us a mortgage was Virgin but if we waited a year we could get one with them, cut the story short, we have a house we have a mortgage which is cheaper than we expected and its cheaper than we were renting. We could of got a bigger mortgage and a fancier house / location but we are living wthin our means and enjoying our recent purchase.

I'm still grateful for my IVA as without it this wouldn't of happened, I would still be paying off my debts or would of gone bankrupt and no chance of getting a house then.

I do feel bad as I feel ive let mike down, but we are immensely happy with how things have turned out, so I guess there is life after the IVA.

That is fantastic news antm - so pleased that you have got the house of your dreams and I hope you will be very happy there.

I don't think Mike will mind, after all, the original property state was nothing to do with him and neither was the gazumping on the second one.

Oops didn't realise I had typed so much lol!!

Its more the mortgage he sorted my pre-approved with Aldermore, but its great to know when we come t review it shouldn't be an issue.
