I am aware that you have asked about Expert status and, no doubt, you will be contacted in due course. Hi Ryan & Foggy, I have emailed Keith about the process to become an Expert and will refrain ...

Hi Emily, As you say the IVA is in his name, lenders will look at your credit profile from your credit report and then decide if they should lend to you. I recommend Check My File initially as they have all three agencies that a lender would use so it is a good place to start to get an overview of y...

Hi Adrian,

Sorry to say but no.

Without more income lenders would decline you a mortgage.

Any more income?

Could someone guarantee the mortgage for you - parents, grand parents, brother or sister?

Hi Lesley, It is a good scheme particularly as their is no redemption fees. I hope one day to be recognised on this forum as an expert but Admin would like me to post for a while to gauge my knowledge and customer feedback. That makes perfect sense so I am happy to share the knowledge until that day...

Hi Markdg15,

As you have found out, just because it is not on your credit file, does not automatically mean lenders will lend to you.

Make it very clear at the beginning of the mortgage application you had an IVA and are they OK with that?

Hi nonewddebt, LOL! No a UK lender and no catch. At 70% the rate is LIBOR + 6.9% = c7.4% At 65% LIBOR + 6.5% = c7% To borrow 70% the IVA must have been maintained satisfactory for 24 months and 65% for 12 months. Their fee is 1.5% of the mortgage amount with a minimum fee of £995 with a minimum loan...

I have been a Whole of Market Independent Mortgage Broker since 1986 and I specialise in poor credit mortgages because very few brokers are interested in offering this specialist advice as the process is very time consuming. Hi Robd0782, Yes you can as the majority of lenders will consider you if the IVA is over 6 years old. You will have to say you had an an IVA on the application form though which no doubt will lead to more questions being asked by a lender so make sure they pick up on this early in the application. Hi Leedr85, In short - no. I can get you a mortgage if you are in an IVA to a maximum LTV of 65% and the rate would be higher than NR so obviously not worth doing. You can raise funds from another 2nd charge lender to clear Webb Solutions and the IVA but the maximum the lenders lend to is 70% of you...

Hi Rita, There may be an option to raise some money from the equity to clear the loans and at the same time re-structure your mortgages to make them more affordable? Entering into an IVA will make it very difficult for you to gain any form of credit in the future. Please feel free to give me a call ...

Hi Donnad0267,
Please feel free to call / email if you would like help or advice.
Time really is a good thing when it comes to mortgages as the further behind you your adverse credit history, the better your chances of getting a mortgage.

Steve
