split up with my girlfriend cannot afford mortgage

Hi,

I have just split up with my girlfriend, with whom I jointly have a mortgage. It is a Together Mortgage with Northern Rock. The secured mortgage balance is £86000, the unsecured part is £25000 - total of £111000. The house is worth £110000 and it is my intention to sell. My ex is refusing to pay anything towards the mortgage (it is £650 a month) and has moved out, I cannot afford the mortgage alone and I am in arrears by 2 months. I have offered to pay £450 (which is what I would afford to pay in rent when I move on) to NR until it sells...they will accept this money but have terminated my unsecured loan and I will get a CCJ, according to them. What advice would you give in my situation?

Hi leeno - sorry to hear about your separation.

You will need to see whether you can service the unsecured loan payments - and also whether it would be sensible to put the property on the market for sale, given that you cannot afford to pay the mortgage. The equity raised could be used to pay the unsecured loan (assuming that you have no other secured lending), but could you confirm whether you have any other debts.

Also bear in mind that your girlfriend is jointly responsible for these debts legally.
