It seems high but I guess that they expect the guarantor to pay their own housing costs and the persons that they are guaranteeing.

Good point Andy, but I know I would definitely not get a guarantor using that criteria should I need one.

One question - supposing someone offered to be a guarantor and was retired but had money in the bank (I mean a lot of money!) - how would that be viewed?

Yesterday is history, tomorrow is a mystery, today is the present - a gift to make the most of.

just had a phone call from the estate agent saying that the credit check came back as 526 and i have a CCJ on the 5th Oct 2006, this so happens to be the date of my IVA, this has stopped me going through to the insurance side.
The credit check company was Experian i have no reference code to follow.

Does anybody know how i can get this resolved straight away? it would help me out allot...

I think my world has just turned upside down...

You have the right under the Data Protection Act 1998 to obtain your credit file by post at a cost of £2.


You can do this by completing the forms below and sending them to the credit reference agencies :

Thanks Mike, yeah found the Experian site and filled all the forms for the online version, they are sending me a code in the post which when arrives I can enter online and check the report.
I even managed to find the customer number and phoned them to see if I could access to it straight away or if they could answer as to why this has happened, they said I just had to wait.
I think it would be safe to say that by the time I get the code and sort out the CCJ, I would have lost the chance to rent this property.
My heart feels like it just hit the floor...
This kind of problem was not supposed to happen on IVA... are they?

Hi Newtenant,

I'm surprised that you've been rejected with a good rental track record & guarantors on hand [?]

We sold our house in order to i) to pay a lump sum into the IVA & ii) to rent a larger property to give the kids more space. Every letting agent we spoke to said to be up front with the fact that I was in an IVA (my wife is not). But, the fact that we had a guarantor seemed to carry more weight than anything else.

In the end the letting agency manipulated the system [:I] They put forward the tenancy application in only my wife's & the guarantor's names - my name only appeared as contributing additional income towards the monthly rent. So despite the fact that my wife earns 10 x less than I do - the application went through without a hitch [:D]

I really hope you get your situation sorted out as we well know the stress & worry these appications can cause (not withstanding the actual cost of the appication!)

Hi
Ask the letting agent if there is anything that you can do,larger deposit or guarantor.
You may have to try another agent that doesn,t use insurance backed guarantees or ads in the local paper that do not credit check at all.

Thanks for all help Mike, I will let you know how I get on.

Hi Andy, yeah as it is done through the rent insurance company, CCJ's and BR's are a solid no go.

Hi David, I don’t think its possible for this agency to push it because of the insurance.

They got back and said that I was 526 credit score I'm sure that it would have all gone through fine, but now I am lumped with this CCJ ;(
The IVA company suggested that it might have been one of the creditors that didn't opt for the IVA put a CCJ against me before or on the same day of my IVA.
They said to wait until I get the ref number for my Experian credit check to see the details of which creditor it was. Then contact them to remove it as I am already paying them back.

Anyone have an idea of how long this is likely to take?

I might have now lost this property, but also I am out of the one I am currently renting in 3 weeks ;(

To have a judgement set aside will take a min of 6 - 8 weeks due to legal process.

Score of 526 isn't brilliant a typical score is 700+

Hi my name is kerrie as a former estate agent and letting agent
you probably fail the tenancy agreement if you have been up to date with all your bills for 6months then you will be able to get the aggreement but ony with a guarentore and you will have to give six months deposit
but more than likely you will fail this
different agents work differently so dont give up
this will come up on a credit report so dont lie to the agents.

In your experience as a letting agent, if someone was able to supply written documentation stating that the CCJ on record was actually in the legal process of being removed or made void from the applicants credit history, along with guarantor & references, would this be enough?

hi new tenant,
if this is removed and does not show on your credit file then you should be able to get a property to rent.
If you are br then they wont even look at you
You could try to rent privately as landlords tend to go for charactor references
