Contact a couple of estate agents in your area and ask them to do it ... they will normally try and get you to sign with them ..just be insistent that you want time to consider and ask them to put it in writing.

We said that we were thinking of downsizing and moving out of the area. The valuation was free and then all we did when they phoned back up was to say we had changed our minds

we were honest with the estate agent as to why we needed the valuation as we were only £131 over the £5k equity clause. The agent charged £50 and was in my house for 10 minutes, but we got the valuation we needed which meant we don't have to pay in another year. I think some IP's will allow any valuation fees to come out of your monthly payment?
