What significance does the "less than one month" have anomalous1?

I wouldn't have thought that it made any difference - if you are paying less then they can mark your record accordingly (special arrangement is what they used to do to mine).

Mortgage companies generally have a less aggressive approach if you are less than one month owing...

Thanks - that is good to know, but they cannot take any steps to repossess the property unless there are three payments missed.

The one time we did have problems (in the 90's) they were really aggressive with us as we had a month or so arrears.

We were with NR for three years prior to re-mortage with Skipton. We hadn't realised we could have a payment break until nearly the end of the three years, we ended up having to do that to make boiler repairs.

NR would hopefully be more understanding after their own failings, lets face it....we are human!!! No one person is perfect and we all make the daftest mistakes here and there. Just look at that daft advert for First Direct on tv at the moment. Michelle who talks about the whales...then is grown up talking on the phone to a man who has missed a bill payment. Even the banks acknowledge that it happens.

give them a ring, talk to mortgage department directly and not reception and explain the situation. Hope it works out for you. Or better yet, go in to the branch and show them how upset and stressed you are about this and that you realise it was a mistake on both parts. good luck x

One thing I can't do is get a payment break with the mortgage company. We have tried and it's a big no no.
